Alright, this post is a little different—it’s all about sharing my services and pricing with you.

Well, that’s because I have realized that what I offer to help in your journey to France isn’t always clear. So this is my attempt to clarify, right?? Let’s break it down!

 

Over the past 15 years, I’ve helped people just like you navigate this process of relocating to France or buying a vacation home here. Through that experience, I’ve learned that most of you go through similar stages on your “journey to France.” That’s why I’ve designed a range of services to guide you every step of the way, ensuring you get the answers, insights, and results you simply wouldn’t achieve on your own.


First, you’ve got questions! When you’re starting out, you likely have a lot of questions—and generic advice just won’t cut it. You are looking for specific, tailored answers to your unique situation. My “Your Questions Answered” service provides exactly that: semi-customized guidance to help you lay a solid foundation for your journey.


Once you’re ready to move forward (whether it’s in a few months or a few years), the next step is choosing the right region in France for you. While you can do the research alone, my “Explore/Assist” service provides a method, speeds up the process, ensures no stone is left unturned, and includes help organizing exploration visits. Think of me as your travel planner with insider expertise.


Then on to property screening. Here’s where my expertise really shines, I guess. You’ve identified the area you love—now it’s time to evaluate properties. This step can be tricky as a foreigner, but I’ll handle the hard part: reaching out to listing agents, asking the right questions, and getting the answers you likely wouldn’t get on your own. Why? Because I’m a licensed broker. Listing agents are far more responsive to a fellow professional, and I know exactly what to ask to uncover details that could save you time, money, and headaches. Starting with the property address! My “Property Screening” service takes the guesswork out of this critical phase.


When it’s time to visit properties in person, preparation is key. I’ll help you plan your visits, create a checklist of essential questions for each agent, and debrief with you afterward to ensure you’re confident about your shortlist. Whether I’m coaching you remotely or helping you organize your field visits, my “Visit Assist” service keeps you focused and efficient.


When you have found “the” house, you need to negotiate. This is one of the most challenging parts of the process, and it’s where expertise gives you a clear advantage. From making offers to negotiating terms and closing the deal, I’ll ensure your questions are answered, mistakes are avoided, and everything goes as smoothly as possible. Remember, listing agents always work for the seller. I work for you. That’s the “Negotiate and Close” service.


Now let’s talk about money. First: there is no percentage fee, it’s all consultancy. It ‘s all transparent. That the rationale for this podcast episode.

I’ve designed the range of my services to adapt to your evolving needs, with clear “bricks” and no hidden fees. In my view, each brick, each service corresponds to a stage in your journey to France.


Whether you need help with just one stage, just one brick, or you want guidance from start to finish, you can choose what works best for you.


  • Your Questions Answered: 59€ per question.

  • Explore/Assist: that’s 340€ for one month or 590€ for two months – which is usually sufficient.

  • Property Screening: that’s 490€ for one month or 880€ for two months – again, that’s usually all it takes, 2 months I mean.

  • Visit Assist: 890€ for the first month; 790€ for additional months.

  • Negotiate and Close: that’s 690€ per month (or 1,890€ for a no-time-limit package). To put that cost in perspective, think of it this way. If I help you save 3% on a 350,000€ house, that’s 10 thousands Euros. Simple.

  • And you can get the whole package, from Explore to Closing: for 5,580€ with no time limit – so if takes 18 months because you need the time, that’s fine. For a typical 9-month project, that’s equivalent to 620€ per month. And can arrange installments, too!


So, here you got, I have just been through the French property Coach offer.

The cost is 890€ per month plus a success fee (40% of the savings I negotiate), and I take care of everything. That’s an option that delivers peace of mind and maximum efficiency, with minimal effort on your part.
